All prices are for 2 people and are subject to a final cleaning fee of €49.
The final cleaning fee is waived for Saturday arrivals and departures.
For stays of up to 4 nights, the daily rates are subject to a 10% surcharge.

Free parking is available directly at the property. Alternatively, garage parking costs €3 per day or €20 per week.
One well-behaved, small to medium-sized dog is welcome by prior arrangement, at a charge of €12 per day. Unfortunately, we cannot accommodate other pets.
In the event of unforeseen circumstances, we reserve the right to adjust our prices.
A local tourist tax of €2.80 per person per night is charged in addition to the prices listed above. Children under 14 are exempt from this tax.
Included Services
Heating, electricity, water, bed linen changes and a mid-stay clean for longer visits. Fresh towels are provided twice a week, with additional changes available for a small extra charge.
Free admission to the heated outdoor adventure pool in St Leonhard, just a five-minute walk away, from approximately mid-May to early September.
Südtirol Guest Pass – Passeiertal Premium
Our guests receive the Südtirol Guest Pass – Passeiertal Premium free of charge.
The pass is valid for seven days and offers the following benefits:

Free use of local public transport throughout South Tyrol, including city buses, regional buses and local shuttle services.
All hiking buses and ski buses in the Passeiertal Valley.
Regional trains in South Tyrol (Brenner–Trento and Mals–Innichen routes), excluding long-distance trains and services operated by ÖBB and DB.
The Swiss PostBus service between Mals and Müstair.
Cable Cars & Mountain Transport
The cable cars to Vöran, Mölten, Ritten, Meransen and Jenesien.
The Ritten Tramway and Mendel Funicular.
Museums
Free admission to museums in the Passeiertal Valley.

Good to Know!
Additional Information
- For stays of several weeks, a weekly mid-stay clean is included.
- Check-in: From 3 pm.
- Check-out: By 10 am on the day of departure.
- If you expect to arrive after 6 pm, please let us know by telephone.
- We kindly ask guests to pay their bill in cash whenever possible. Payment by bank transfer, debit card or credit card is only possible by prior arrangement.
- An apartment reservation is only confirmed once the required deposit has been received. The deposit is non-refundable in the event of cancellation.
Cancellation
What if your plans change unexpectedly and you can no longer go on holiday as planned? There is no statutory right of withdrawal under the Italian Consumer Code. However, we offer the following cancellation terms:
- Cancellation up to 45 days before arrival: 30% of the agreed total price.
- Cancellation between 44 and 8 days before arrival: 60% of the agreed total price.
- Cancellation less than 8 days before arrival or early departure: 80% of the agreed total price.
- Any deposit already paid to confirm your booking will be deducted from the applicable cancellation charge.
Travel Insurance
As an extra service, we offer cancellation insurance from Europäische Reiseversicherung, providing comprehensive cover for you and your family. Children and additional guests staying in their parents’ room or apartment do not need separate insurance.

Booking
Bookings become binding once we have sent you a confirmation by email, fax or post.
When booking an apartment, we kindly ask you to pay a deposit by bank transfer to confirm your reservation.
Payment
We kindly ask guests to settle their bill in cash whenever possible. Payment by advance bank transfer, debit card or credit card is also accepted, but only by prior arrangement.
